How do free apartment locators make money

How do all the "free" apartment locators make their money? I see so many advertisements and signs for free apartment finding services but have never actually used one, how do they make money if they claim to be free? Thank you for the discussion link, that's crazy. But good to know to me there's no surprise fees, you just gotta enter into it knowing any recommendation was probably bumped up in cost than it otherwise might have been. The recommendation has bumped up costs across the board.

I went through an apartment locator and have zero complaints. I came to San Marcos one day to find a place to live. I went to three different places before I saw apartment locators. I didn't even know those were a thing.

They got me a lease within about an hour. Also, places give you an award for recommending people so when you sign, you say you were recommended here by so and so and they get that signing bonus. I had 3 different ones tell me I'd never find what I want in my price range.

Not that it was unlikely, but impossible and that's "just how it is here". After meeting with them, it took an hour to find EXACTLY what I wanted for less than my budget. I moved from Statesboro, GA. It's not like I was local and able to drive around all the time either.

I just called different property managers and landlords that i found online. Set some up for a weekend trip, found a place. Perfect for me, my girlfriend and our dogs.

If they're so good at their job it shouldn't have taken me less than an hour after leaving their office to find 3 or 4 places more suited for what I asked for than it took them in the couple of hours i spent with them going around to different places. I had a similar experience when trying to move down from Dallas.

We gave them our price range and the woman assigned to us kept finding shit apartments way out of our price range with none of the amenities we asked for. She didn't even pretend to care about our preferences. I finally just told her we were going to do the looking ourselves because she wasn't any help and blocked her number. I'll share my experience as well.

I went to a place hoping to find an apartment. Told me it was too late, that I couldn't find something within my budget. For crazy reason the lease was LOST by the complex. Decided not to go with this place after all when they asked to come in and sign papers again. Searched on my own found a new place and signed with them, cheaper and a better location than the locator could ever do.

In fact, a place the locator had dismissed. The locator called me pissed off a few days later saying what the fuck why didn't I sign again with the complex and then got pissed and said he was out of a gift card and his money.

When I explained the situation and let him know I'd return his gift card, he said that wasn't the point and he wasn't going to make any money off me. Needless to say, I won't be going back to any locator after that.
